From 14th December 2007, all homes marketed in England and Wales will need a Home Information Pack (HIP).
The home information Pack regulation 2006 set out provision on the required (compulsory) and authorised (voluntary) contents of a HIP.
The Energy Performance Certificate (EPC) is part of the 'required' (compulsory) documentation and must be produced by a qualified Domestic Energy Assessor (DEA).

What is involved in an inspection?
A DEA's job is to produce an Energy Performance Certificate. The assessor will carry out a 'non-intrusive' inspection of your home which should take approximately 1 hour. The inspection purpose is to collect information required to calculate its energy performance ie: room measurements, heating & hot water system details, insulation type etc. The Data is then processed using government approved RdSAP software to produce an Energy Performance Certificate. The document rates each home in accordance with the data provided by the DEA to calculate the:
a) Energy Efficiency Rating (EER) ie: fuel costs.
b) Environmental Impact Rating (EIR) ie: carbon emmissions.

On completion it will also detail recommendations that, if implemented, will improve the rating potentially lowering the running costs and reducing carbon emmissions.
Can I buy an EPC ?
